Allgemeine Geschäftsbedingungen

1. Vertrag

Der Vertrag kommt mit Zugang der schriftlichen Buchungsbestätigung (e-Mail) zustande. Nebenabreden bedürfen einer ausdrücklichen Bestätigung der Vermieterin.

2. Zahlung

Mit Erhalt der schriftlichen Buchungsbestätigung werden die Anzahlungen, wie folgt fällig:
a) 50 % Anzahlung des Gesamtpreises pro Ferienwohnung. Nach erfolgter Anzahlung ist Ihre Reservierung verbindlich für uns. Geht der Anzahlungsbetrag nicht innerhalb von 10 Arbeitstagen nach Erhalt der Buchungsbestätigung bei der Vermieterin ein, so ist die Vermieterin berechtigt, den Vertrag fristlos zu kündigen und die Buchung zu stornieren.
b) die Restzahlung ist 4 Wochen vor Antritt der Reise zu überweisen. Sollte die Restzahlung nicht wie vereinbart erfolgen (nach erfolgter Mahnung), ist die Vermieterin berechtigt die Wohnung an andere Kunden/Gäste zu vermieten. In diesem Fall wird der Mietvertrag fristlos gekündigt und die Anzahlung verfällt somit zu Lasten des Mieters! Wir bitten im Sinne unserer Planungssicherheit um Verständnis.

3. Änderungen

Die Vermieterin ist berechtigt, aus organisatorisch notwendigen und nicht vorhersehbaren Gründen die gebuchte Ferienwohnung in eine gleichwertige oder bessere zu wandeln.

4. Storno-Rücktritt-Bedingungen:

0 - 30 Tage vor Reisebeginn = 100% Stornogebühr und 
31-60 Tage vor Reisebeginn = 50% Stornogebühr und
61-90 Tage vor Reisebeginn = 25% Stornogebühr vom vereinbarten Endbetrag. 
Diese Kosten entfallen bei Stellung eines Ersatzmieters durch den Erstmieter.
Wir empfehlen daher immer eine Storno-Rücktrittsversicherung abzuschließen (auch bei uns möglich).

5.Hausordnung:

Bei nicht einhalten der Hausordnung ist die Vermieterin berechtigt das Mietverhältnis fristlos zu kündigen und den Mieter anzuweisen die Ferienwohnung umgehend zu räumen. Dazu gehören grobe verstöße gegen die Ruheordnung insbesondere die Nachtruhe, missbrauch der Ferienwohnung allgemein sowie der Einrichtung. 

6. Sonstige Bestimmungen

Die vorgenannten Bedingungen gelten, soweit keine individuellen Vereinbarungen getroffen wurden.

Gerichtsstand ist HR-52210 Rovinj.

general trading conditions

1. Contract: 

the contract comes off with entrance of the written reservation confirmation (E-Mail). Special agreements require an express confirmation of the landlady.

2. Payment:

with receipt of the written reservation confirmation the pre-payments become, as follows due: 
a) 50 % pre-payment of the total price per vacation home. After pre-payment your reservation is obligatory on us. If the pre-payment is not received within 10 working days after receipt of the reservation confirmation with the landlady, then the landlady is entitled to quit the contract without notice and cancel the reservation. 
b) the payment of balance is to be transferred 4 weeks before the start of the journey. If the payment of balance should not to be taken place as agreed upon (after reminder), the landlady is entitled the dwelling to other customer/guests to letting. In this case the lease is quit and the pre-payment purges without notice thus debited to the tenant! We ask in the sense of our planning security for understanding. 

3. Changes:

the landlady is entitled not to change for organizational necessary and foreseeable reasons the booked vacation home in an equivalent or a better. 

4. Cancellation resignation conditions: 

0 - 30 days before travel beginning = 100% cancellation fee and 
31-60 days before travel beginning = 50% cancellation fee and 
61-90 days before travel beginning = 25% cancellation fee of the agreed upon total amount. 
These costs are void with position of a spare tenant by the first-tenant. We recommend to always lock therefore a cancellation resignation insurance (also with us possible). 

5. House regulation:

With do not keep the house regulation is the landlady entitled the renting relationship without notice to be quit and the tenant instructed the vacation home immediately to vacate. In addition rough offences against the quiescent order belong in particular the night rest, generally abuse to the vacation home as well as the furnishings. 

6. other adhesion: 

The landlady does not take over any adhesion for each kind of objects of value of the holidays guests to house/vacation home or before the house was turned off and/or deposited. Each holidays guest is even responsible for its objects of value. 

7. Other regulations:
the aforementioned conditions apply, as far as no individual agreements were made.
